• This Rental Agreement outlines the terms and conditions for your stay at the specified Rental Property. It is applicable to all members of your group, regardless of age or affiliation. You are responsible for sharing and ensuring understanding of these rules and regulations.
• Key obligations include maintaining cleanliness and safety, adhering to posted rules, and not using the property for illegal or commercial activities. Failure to comply may result in immediate termination of occupancy without a refund.
• You must vacate the property by the specified check-out time of 11am. Overstaying may incur additional charges or legal action. The property’s occupancy limit cannot be exceeded without prior approval, and subletting is not allowed. No parties are allowed. Violations may lead to eviction without a refund.
• You are fully responsible for the actions of any additional persons you allow to enter the property. The owner has the right to inspect the property for damage or unauthorized occupancy unannounced, or to perform maintenance and repairs with reasonable notice.
• Be aware that landscaping and outdoor maintenance may occur during your stay. The owner will try to provide notice, but it may not always be possible in rare circumstances.
• The cancellation and refund policy: Guest receives 100.00% if cancellation occurs at least 7 days before arrival; No refunds within 7 days of arrival. A payment is taken at the time of booking, and refunds, if applicable, will be processed accordingly. A security deposit is required, which will be held on your credit card and released upon the property’s undamaged return.
• Due to the nature of being a small family owned business we are unable to make exceptions for refunds after the 7 day window. Travel insurance is offered, but not required, at the time of booking. You may also purchase your own travel insurance policy elsewhere.
  
• Pets, smoking, and vaping are not allowed. Children must be supervised at all times. There are no refunds for inoperable appliances, services, or acts of God. Lost and found items are your responsibility to retrieve.
• If the owner is unable to make the property available, their liability is limited to a full refund.
• You agree to indemnify the owner against liability for injuries, except in cases of gross negligence or intentional acts.
• The agreement is subject to the laws of the state where the property is located. Any amendments must be in writing and signed by both parties. Legal action may only be instituted in the county where the property is located.
• The property offers recreational activities like bicycles and kayaking, and you acknowledge the inherent risks and agree to indemnify the owner for any injuries or damages.
• By agreeing to this, you acknowledge the risks inherent in indoor and outdoor activities and assume full responsibility for yourself and any minors in your charge.

Important Booking Information

Cancellation and refund policy: Guest receives 100.00% if cancellation occurs at least 7 days before arrival; No refunds within 7 days of arrival. Due to the nature of being a small family owned business we are unable to make exceptions for refunds after the 7 day window. Travel insurance is offered, but not required, at the time of booking. You may also purchase your own travel insurance policy elsewhere.

We typically respond to inquiries within an hour. Once received, a quote will be emailed to you to complete your booking and reserve your dates. All reservations require a signed rental agreement, a card on file for a $250 security deposit hold, and a government-issued photo ID to be uploaded at the time of booking.
